SUMMARY

BATES TECHNICAL COLLEGE Custodian II is under the supervision of the Manager of Facilities & Operations. The Custodian II displays personality, attitude, flexibility, and manners to support a sense of “team” amongst all co-workers. The Custodian II provides skilled housekeeping, custodial, and light maintenance services for Bates Technical College. Routine daily tasks may be performed independently or as part of a team in a manner to ensure and maintain proper cleanliness of the assigned facilities. 

Non-routine/complex work assignments may be performed under the oversight of a Custodian III, a Maintenance Engineer IV, and/or the Manager of Facilities & Operations.

The person hired for this position will be scheduled to work swing /second shift and would receive an hourly wage shift differential.

ESSENTIAL FUNCTIONS & OTHER DUTIES

Essential Functions 

  • Display appropriate personality, attitude, flexibility, and manners to support effective teamwork amongst all co-workers
  • Perform the following independently and/or as part of a team:
  • Responds to and documents actions taken on Directline (Megamation) work requests
  • Repairs and maintains hand and electric powered janitorial tools and equipment, such as vacuum cleaners, floor polishers, floor scrubbers and other similar equipment
  • As directed, may paint small offices and classrooms.
  • Makes rounds, locking doors, closing windows, turning off lights and replaces burned out light bulbs/tubes
  • Moves Furniture and equipment; arranges tables & chairs for special events
  • Sweeps and washes sidewalks as directed by the supervisor
  • May perform yard and garden chores such as mowing, weeding, or raking leaves & debris
  • Improves work methods, knowledge of equipment, supplies and safety through participation in training sessions with supervisors
  • Maintains inventories and makes simple reports; requisitions supplies and equipment
  • As assigned, may lead lower level custodians.
  • Removes trash from assigned areas and transports to disposal site
  • Sweeps, dust mops/wet mops, and polishes floors
  • Vacuums carpets
  • Cleans & Sanitizes restrooms
  • Cleans/washes walls, doors, counters etc.
  • Moves furniture and equipment as directed
  • Repairs and maintains assigned facilities to ensure safe and secure building conditions
  • Operates hand tools, power tools and other shop equipment as needed to complete duties
  • Reports problems like water leaks, burned out lights, malfunctioning equipment or damaged surfaces to the supervisor and/or the Facilities & Operations office
  • As assigned, coordinates room set-ups for college events
  • As assigned, coordinates office/department/program moves
  • Maintains tools, work areas, and assigned custodial closets in a clean, orderly, and well organized fashion at all times
  • During emergencies and or inclement weather and as directed by the supervisor, performs as a member of the essential personnel pool and will perform duties as assigned, including but not limited to:
    • Reporting to work during college closures
    • Snow/Ice removal
    • Power failure mitigation
    • Flood containment/mitigation
    • Structural failure mitigation
    • Other unanticipated incidents/emergencies etc.


Non-Essential/Other Functions

  • In support of the team, perform duties of other positions in Facilities & Operations to meet ongoing needs of the college and ensure customer needs are met:
  • Represents the Facilities & Operations department by performing duties in a way that routinely meets/exceeds customer expectations
  • Conducts oneself in a manner that is respected by students, staff, co-workers and the public.
  • Remains knowledgeable of Facilities and Operations and College policies & procedures as changes are made
  • Remains alert to, appropriately reports, and treats safety hazards as a first priority
  • Accountable for keeping personal development up-to-date; adding to skills and knowledge through courses that may be available through the Bates Technical College courses, professional development committees, etc. 
  • Participate actively and collaboratively on committees for college as needed including but not limited to staff recruitment, college councils, etc.

Supervisory Responsibilities 
  • This position has no supervisory responsibilities but may be assigned to lead lower-level custodians.
Conditions of Employment 
  • Once the offer of employment is made, a background check including criminal record history will be conducted.   • This position has been designated as a bargaining unit position represented by International Union of Operating Engineers, Local 302
  • Wear assigned uniform and protective clothing or devices.
  • May be required to work alternate shifts, weekends and overtime as needed.
  • This position is required to work on campus.

Work Environment 
  • Work is performed indoors and outdoors during times of inclement weather, in a classroom environment and off-campus training
  • Work is performed in shop and classroom environments. Frequent exposure to temperature change, loud noise, hazardous materials and dangerous equipment is common.


QUALIFICATIONS

Minimum Qualifications 

  • Two (2) years of successful experience performing the essential functions listed above; and
  • Must be able to communicate effectively in English both verbally and in writing.

 

Allowable Substitution

If necessary, alternative combinations of education and experience may be evaluated by Human Resources for comparability.       

 

Preferred Qualifications 

  • Three years of successful experience performing all of the essential functions listed above
  • Two years of successful experience as a lead custodian

Retirement Plans

Faculty and Exempt Positions
Faculty have to choose between either the State Board Retirement Plan (SBRP), also known as TIAA or Plan 3 of the Teachers Retirement System (TRS). Click

Employee and employer contributions to applicable retirement plans are mandatory. The amount of the deduction and contribution are dependent upon the retirement plan chosen and may vary by current contribution rates in effect.
 
Term Life Insurance
Bates provides $35,000 basic life insurance for death from any cause and $5,000 basic accidental death and dismemberment at no cost to the employee. Employees can enroll in additional low cost life insurance for themselves and dependents.
 

Long Term Disability Insurance (LTD)
Bates provides a basic LTD insurance plan at no cost to employees. The basic plan pays a maximum of $240 per month after 90 days of total disability. The optional LTD plan pays 60% or 50% of the first $16,667 of monthly salary, reduced by any deductible income such as social security or retirement benefits. Employee cost is dependent upon benefit waiting period chosen.

Leaves and Holidays 
Vacation
Eligible exempt and classified employees accrue annual leave at rates determined by their employee status, ranging from 7 to 16 hours per month when eligible.
 
Sick Leave
Eligible classified, faculty, and exempt staff accrue sick leave monthly. Employees represented by a bargaining unit should refer to their negotiated agreement for sick leave rules and accrual rates.
