Job Summary

The successful candidate performs semi-skilled duties in the operation, maintenance, and repair of buildings and related facilities and systems.

Typical Job Functions

Electrical: 

  • Maintain and repair panels, circuits, wiring, receptacles, and switches
  • Replaces motors, fans, lights, starters, ballasts, and auxiliary heat systems
  • Repair extension cords
  • Change light bulbs
  • Assist journeyman electricians in new installations 
Plumbing:
  • Maintain and repair faucets, sinks, drains, toilets, tubs, water heaters, and water service and drain lines
  • Unplug drain systems, repair leaks, and install washers
  • Cut and thread or sweats pipe
  • Repair steam traps and pipes on heat systems
  • Assist journeyman plumbers in the installation and remodeling of plumbing systems
Carpentry:
  • Build partitions and walls, install windows, door frames, stairways, and railings
  • Hang doors
  • Repair damaged wall surfaces
  • Sand and refinish hardwood floors;
  • Build and set forms and pour and finish concrete
  • Build fences and gates
HVAC:
  • Maintain and repair heating, ventilating, and air conditioning systems
  • Monitor boiler room by reading gauges for pressure and records in the logbook
  • Check and repair leaks in heating/cooling systems
  • Replace thermostats, control and zone valves, and powerheads
  • Change/wash filters  
Miscellaneous:
  • Conduct preventive maintenance on building devices and systems
  • Operate equipment such as mowers, forklifts, tractors, snowplows, saws, jointers, sweepers, and presses
  • Maintain hand and power tools associated with mechanics, carpentry, electrical plumbing, and general building maintenance
  • Patch and repair roofs
  • Install door and lock hardware
  • Move furniture
  • Paint walls and woodwork
  • Maintain, patch and repair concrete and asphalt 
  • Haul debris to dump
  • Weld using arc, acetylene, or similar type equipment
  • Replace broken windows
  • Shovel snow
  • Repair and maintain Health Professions Program's miscellaneous items such as; scales, lifts, and wheelchairs
  • Assist other maintenance staff performing generally related duties
  • Responds to emergency callbacks
  • May perform duties in the organization, operation, and minor maintenance and repair of equipment such as mowers, tractors, trailers, pickups
  • May install and maintain signs
  • Perform other job related duties as assigned

Minimum Qualifications

  • Knowledge of heating and cooling system maintenance and repair
  • Experience performing semi-skilled maintenance and repair involving carpentry, plumbing, electrical and general building maintenance trades work
  • Experience using and maintaining tools and equipment normally associated with carpentry, mechanics, plumbing, and electrical work

Additional Desired Qualifications

  • Some positions require a valid regular driver's license and/or a commercial driver's license (CDL) with special endorsements

 Physical Demands and Work Environment:
This position involves lifting and carrying items weighing approximately 90 pounds, bending, stooping, and climbing ladders. Incumbent may work in all weather conditions and move in and around confined spaces. Work may be required in remote and rugged terrain.
